Places where people and nature flourish.

Buildings, neighbourhoods and energy systems that work as one whole: healthy to live in, affordable to operate, and able to generate, share and balance their own energy.

Who we work for

We work for municipalities and provinces, for European programmes and regions, and for the villages, cooperatives and owners who make it happen with them. One approach, proven at village scale, applicable to any place.

We build a built environment in which nature, community, housing and energy strengthen each other.

01Why

The solutions exist. The coherence is missing.

The grid is full, every task has its own adviser and its own invoice, and nobody is responsible for the whole.

Solar panels, heat pumps, batteries, timber construction, smart control, energy sharing: it all exists, and it works. Yet delivery stalls. New grid connections wait for years. A village hall becomes too expensive to keep open. A neighbourhood has to leave gas, become circular and stay affordable, and each of those three tasks has its own adviser, its own tender and its own invoice.

The problem is not the technology. It is the fragmentation: every party solves its own part, and nobody is responsible for the whole. For anyone who has to turn policy into delivery, that is the real risk.

We do not lack solutions. We lack the coherence that lets solutions work together. That coherence is our work.

02What we do

One partner for the whole.

From policy to operation: listen, design integrally, build industrially and circularly, and manage intelligently once it runs.

CebimifAi looks at a building, a neighbourhood or a village as one system. Energy, materials, water, mobility, data, the people who live there and the operating model that has to carry it: we design them together, because in practice they have to work together.

We start by listening: what does this place, and the people who live and work there, really need. Then we design the whole system, with the costs and the value over the full lifecycle in view, not only the investment. We build industrially and circularly: components are made in the factory, assembled on site, and can later be taken apart and reused. And we stay involved once it runs: measuring, steering and adjusting, because a building proves itself in operation.

We take down the walls between construction, building services, ICT and energy engineering. Not on paper, but in the way we work.

Integral design

Building, energy, mobility, materials and operation as one design, judged on lifecycle cost and lifecycle value.

Industrial and circular construction

Fast, precise and demountable, with a material passport per building, so value is retained.

Intelligent operation

Buildings and neighbourhoods that generate, store and share their own energy and adjust themselves, together with the grid operator.

03Three tasks, one approach

Three tasks. One approach.

Energy, materials and autonomy do not wait for each other. Apart they are heavy. Together they are doable.

Energy

A building can no longer only consume. It has to take part: generate, store, steer and share.

Electrification is no longer a policy wish but a fact, forced by the grid, by prices and by geopolitics. We turn buildings and neighbourhoods into local energy systems: own generation, storage, smart control of supply and demand, and energy sharing as the new Dutch Energy Act allows. As much own consumption as possible, as little grid load as possible.

Materials

From extracting and discarding to building with what keeps its value.

We design on the basis of lifecycle analysis and lifecycle cost, and record for every building which materials it contains and what they remain worth. A building thus stops being a depreciating cost and becomes an asset that keeps its value and can be used again.

Autonomy

From lower emissions to resilience, affordability and local control.

Villages, neighbourhoods and organisations want to organise themselves, produce their own energy and keep control. Our approach is built on that: local ownership, local say, local value, with the municipality as partner.

Energy poverty is not a shortage of energy. It is a shortage of control. We do not subsidise dependency away. We build it away.

The last century centralised everything: energy, data, care and ownership. This century brings it back to where it belongs. We build the buildings and the networks for that.

04For municipalities and provinces

From policy to delivery, with one director.

For municipalities and provinces that have to show results, in a grid that is full and with residents who need to take part.

  • One point of responsibility for the whole
  • Fits your procurement
  • Grid congestion as a design task
  • Residents at the table from day one
  • An operating model that stands without subsidy
  • Risk controlled, results measured
Read more

You have targets for energy, housing, climate and liveability, and a council or assembly that wants to see results. Between the policy and a working project sits the hard part: fragmented parties, a grid that is full, residents who need to take part, and a tender that does not know the whole. That is where we take the lead.

We work within the frameworks of public procurement and state aid, from innovation partnership to regular purchasing, and we deliver the substantiation your lawyers and controllers need. Local generation, storage, smart control and energy sharing create room within the existing connection, in consultation with the grid operator. Participation is part of the design, not an appendix. And we calculate over the full lifecycle, so the model also works when the subsidy ends.

05For European programmes and regions

Proven at village scale. Ready for elsewhere.

For programmes and regions looking for an integral partner: demonstrated in practice, repeatable in other contexts.

  • A living laboratory you can visit
  • A repeatable method
  • All disciplines in one team
  • Every claim with its status
  • Collaboration across borders
  • Open to technology partners

European programmes look for partners that deliver not one pillar but the whole: energy, building, community and governance in one working model. That is exactly what we have built up in the Netherlands, and what we bring into consortia, pilots and programmes.

We distinguish between what is the same everywhere (the method, the integration, the way of measuring) and what has to differ per place (the people, the rules, the landscape). That makes the approach transferable without becoming arbitrary. Every claim about results carries its status: demonstrated, measured, in development or ambition. Through CebimifAi European Communities we work with regions, municipalities and cooperatives elsewhere in Europe on energy communities and local ownership.

06Also for

The same approach, at every scale.

  • Villages, neighbourhoods and energy cooperatives

The village hall, the school or the neighbourhood made feasible and affordable, and you keep the ownership.

  • Housing associations and property owners

Off gas, circular and affordable, across a whole portfolio.

  • Building owners and owners' associations

Insight into what a building consumes, can generate and can save.

  • Leisure and area development

Parks and residential areas that manage their own energy and water, with nature in the design.

  • Industry and business parks

Decarbonised, circular and less dependent on the grid, as one system.

  • Investors and financiers

Real estate that keeps its value: own energy system, material passport, an operating model that adds up.

07What we deliver

Six ways of working. One company.

Depending on your question you work with one part of CebimifAi, or with several at once. Underneath is always the same approach and the same team.

08Zalk, where you experience it

Come and see. Walk through it.

In Zalk, a village on the river IJssel, an existing village heart has been taken off gas, extended circularly and set up as a local energy system, with the residents as owners.

  • A village hall that generates, stores and shares its own energy.
  • A new building, built circularly and industrially.
  • A local energy system that keeps itself in balance.
  • A village and a municipality that own it together.

Zalk is our example and the place where we show it. Here you see how a village hall becomes an energy hub, how a building is made in the factory and assembled on site, how energy flows between roofs, batteries and buildings, and how a village owns all of that together. And you see what a public authority wants to see: how the collaboration with the municipality is set up, how participation went, how management is organised and what is measured.

What we learned in Zalk, we take to the next place. Every place is different. The approach stays the same.

09Why you can build on us

Big in vision, exact in evidence.

More than two decades of designing, building, measuring and adjusting, by people who do not bend and with every discipline at one table.

People who do not bend

Built by people who for decades refused to compromise on what they knew to be right. They rebuilt their companies more than once to protect the core of the approach. Not the culture of a consultancy, but the lived experience of the people who made the system.

Every discipline at one table

Structural engineering, energy engineering, digital technology, materials knowledge, industrial production, finance and community building, together in one team. With us, they are.

Experience you cannot buy

We know which combinations work when it really has to run, which materials reinforce each other, which energy models stand when the subsidy ends, and which forms of collaboration let a village truly take part.

What we will not do

  • We will not sell isolated technology as if it were the solution.
  • We will never optimise one part at the expense of the whole.
  • We will not promise results we cannot show; what has not been measured, we call direction.
  • We will not make anyone dependent on us under the banner of smart technology; data and control stay under local management.
  • We will never use smart technology in a way that compromises privacy, local control or the trust of a community.

We do not ask for trust. We show what it is built on.

10How it starts

From first conversation to working place.

  1. a

    A site visit

We start by listening: what is going on for you, what is already there, what needs to change. Preferably in Zalk.

  2. b

    An integral exploration

Your building, neighbourhood or area as one system: energy, materials, operation, participation and the route through your procedures. With honest advice on the next step.

  3. c

    Design, realisation and management

We design the whole, build it industrially and circularly, and stay involved once it runs. One partner, from policy to long after handover.
